Andrahandskalkylatorn is a free web service that provides guidance calculations of fair rent when subletting residential properties in Sweden, together with a tool for producing a sublease agreement from details you enter yourself. The service is provided as-is without any guarantees.

Calculations are for guidance only

All calculations presented are for guidance only and are based on current regulations, the reference rate and established practice. The calculations do not replace legal advice and should not be considered a legal opinion.

The Rent Tribunal (Hyresnämnden) always makes an individual assessment when reviewing rent fairness. Factors such as the property's location, standard, condition and equipment may affect the assessment in ways not fully captured by the calculator.

About the agreement template

The agreement tool produces a template automatically from the details you enter. No lawyer reviews the document you download, and we never see it — the whole document is generated in your browser. The template is written for an ordinary sublease of a home in Sweden and cannot account for circumstances in your case that the form does not ask about.

You are responsible for the accuracy of the details, for having the necessary permissions, for the terms suiting your situation, and for checking that the rules the document cites are still in force when it is signed. A signed agreement binds the parties. A term appearing in the agreement is not for that reason valid: terms less favourable to the tenant than the law provides are void, and a rent does not become fair by being written into a contract.

If the letting involves substantial value, a long term, or anything out of the ordinary, have a lawyer review the agreement before you sign.

Limitation of liability

To the extent permitted by applicable law, we accept no responsibility for losses, costs or damages arising from your use of the calculations, the agreement template or the information on this site as a basis for decisions. This limitation does not apply to damage we cause intentionally or through gross negligence, and does not restrict any rights you have under mandatory law.

You are responsible for verifying that the rent you charge or pay is fair and that any agreement you sign is correct. We recommend that you contact the Rent Tribunal or a qualified lawyer if you need a binding decision.

Reference rate

The calculations are based on the Riksbank's current reference rate. The reference rate is updated semi-annually (1 January and 1 July). We strive to update the rate in the service as soon as a new rate is set, but do not guarantee that the rate is always completely current.

Personal data and visitor statistics

The calculator and the agreement tool run entirely in your browser. Names, personal ID numbers, addresses and amounts you enter never leave your device — we never see them and store them nowhere. The details are gone when you leave the page, so save the document if you want to keep it. If you share a calculation, the figures sit in the link itself, which the browser does not send to any server.

To see which parts of the service are used, we count visits with Umami Software, Inc., a tool that sets no cookies. We see how many people visited a page, roughly where in the world the visit came from, and a handful of events: that a calculation was completed, that a PDF was downloaded, that an agreement was created, and that the language was switched. Nothing you entered comes along, nothing is stored on your device, and the statistics cannot be tied to you as a person. We keep them within the EU for at most 6 months and neither sell nor share them. We do this to understand how the service is used, on the legal basis of legitimate interest.

Because the statistics cannot be tied to an individual, we cannot retrieve, change or erase data about you specifically. If you would rather not be measured at all, enable "Do Not Track" in your browser and nothing will be recorded. Who is behind the service

Andrahandskalkylatorn was made by Martin Andersson as a private side project. There is no agency and no company behind it, and it sells nothing. If you find an error in the content you are welcome to get in touch and it will be corrected:
