What is this?

Andrahandskalkylatorn is a free tool that helps you calculate fair rent when subletting in Sweden. The tool is aimed at both landlords who want to ensure their rent is fair and tenants who want to check if they are paying a reasonable rent.

How do the calculations work?

The calculations are based on the rules that apply to subletting in Sweden, including the Tenancy Act (12 kap. jordabalken) and the Rent Tribunal's (Hyresnämnden) practice. We support three housing types:

• Rental apartment: Based on the primary rent with the option of surcharges for furnishing and actual costs.
• Co-op apartment (bostadsrätt): Based on capital cost (market value and reference rate) plus the monthly fee to the housing association.
• House/Townhouse: Based on capital cost plus actual operating costs for the property.

The reference rate

The Riksbank reference rate is central to calculating fair rent for co-op apartments and houses. The rate is set every six months and we update the calculator as soon as a new rate is published.

Privacy

All calculations are performed entirely in your browser. We store no personal data — neither what you enter into the calculator nor what you enter into the agreement tool leaves your device. If you share a calculation, the values travel in the link's address fragment, which is never sent to any server. To see which parts of the service are used, we measure visits with a tool that sets no cookies, does not follow you between sites, and receives nothing you have entered. How the measurement works.
